The Chartered Land Surveyors at Oliver’s produce Boundary Surveys, Title Deed and Lease Plans, to the specification required by the Land Registry and RICS. These plans are also used in other legal documents.

We can survey a site, produce Lease Plans (internally and externally to buildings) and then set out the boundaries on the ground. Boundaries can also be re-established at a later date, should the need arise. Surveys can be tied-in to OS National Grid coordinates and Ordnance Survey background mapping.

We are registered with the panel of expert witnesses.

Surveys for Right to Light issues are also undertaken.

Benefit from our Utility Services.

Plans are presented as AutoCAD drawings and plots. We can contact the statutory bodies to establish which drainage and utility services impact on your project.

We carry out field verification, detection and mark-up of these services as well as any others located on site. It is advisable to record the position of these services so they can be re-located during the project. Its no use knowing that the drain is 2m from the building corner if the building is about to be demolished and no other reference points exist. Without a survey record, it would be necessary to carry out the verification and detection again. The Health & Safety risk reduction benefits of carrying out a thorough underground utility survey are widely accepted. But also consider the risk of delay if a previously un-identified service is discovered running across your site?

By carrying out an underground utility survey you can target your excavations better. Digging less is the best way to minimize the impact of the NRSWA, the impending TMA legislation and the escalating cost of mixed-source landfill disposal.

You may not require a full measured building survey service from us. Bearing in mind the purpose of the survey, consider some of these options:

» individual rooms, not related to each other - often used for asset data collection where the deliverable may be a database rather than a drawing.
» rooms related to each other on the same floor - typically an office/retail refurbishment. Analogous to 2D jigsaw.
» floors related to each other - a major building refurbishment for example. Analogous to a 3D Jigsaw

Floor plans and elevations are presented as AutoCAD drawings and plots.

Building outline-only drawings can be provided for you to fill the gaps. The edge pieces of the jigsaw put together for you to complete.

Building elevation/facade surveys are required on many projects. Along with traditional techniques the use of laser scanning provides a rapid and cost-effective record.

NIA and GIA drawings and calculations, Lease Plan production and Right to Light surveys are increasingly important to our customers.

3D visualisation and verification surveys related to OS National Grid are also being commissioned by our clients.

A pre-development topographic site survey, increasingly combined with an underground utility survey, lets you work with confidence and reduces the risk in your project.
A site survey can allow you to check earthwork volumes against existing ground level information provided by your client. Use this at the Tender stage to reduce risk and also for variations as the project progresses.
After a pre-development survey we provide many clients with site control and setting-out services. Reduce your risk further with on-site mark-up of underground utilities.
We have considerable experience in monitoring & deformation surveys of vulnerable structures and earthworks, including railway lines, bridges, retained building facades and cooling towers. Laser scanning is used to produce heritage record drawings and also to monitor for movement.
As-built plans, including underground utilities, are used as records and deed/lease plans.
River surveys are carried out to the exacting requirements of the EA specification. GPS Control networks are routinely used to achieve this.
Surveys are supplied as AutoCAD drawings and plots or PDFs. OS National Grid coordinates and background mapping can be provided. Contours, ground models, volumes and sections are also created.
