KELSEY ENGINEERING INC. is a licensed professional design firm located in Chicago, Illinois.
We service the county of Cook and the six surrounding counties of Lake, McHenry, Kane, DuPage, Kendall, and Will.
As Structural Engineers, we inspect the forensic structural conditions of residential, commercial and industrial buildings and structures. Forensic conditions include cracks or movement in foundation walls, sagging floors, cracks and failing walls, ceilings, enclosed porches, exterior stairs, failing roofs, sagging and undersized ceiling joists and roof rafters.
Our inspections are required by banks at time of property transfers, by insurance companies as part of claim settlements following storms, fires, wind damage and floods; by condominium associations to enforce or reach compliance with their own association bylaws, by municipalities and cities as part of their Building Code enforcement, by Owners, renters, and potential Owners and renters to evaluate existing conditions in a building or structure before they buy, lease or rent. We testify in Court to describe and attest to the work that is required to respond to Letters of Violation, and prevent expensive fines from being levied against Owners. Other times, we are asked to identify load bearing walls to Owners who are doing remodeling projects. We size joists, and headers so that walls can be opened in existing buildings. We prepare drawings for these design changes, including bills of materials.
Typically, we need to send one of our engineers to the building or structure to inspect and evaluate the existing conditions. We take measurements and digital photographs o significant conditions. We talk to our customers while we inspect and observe, such that by the time we leave, you will have a verbal indication of the problem(s). We thenn write a Summary Letter to you that documents what we saw and said during the inspection. We include photographs if warranted. In the Summary Letter, we make at least one recomendation about how the issue should be repaired, what materials to use, and an approximate budgetary cost of what the labor and materials should cost. We are often hired to monitor the construction repair work to ensure that the work is done professionally and as quoted.
