Birchez Associates
Senior Affordable Housing
Birchez Associates, committed to the development and construction of quality affordable housing, was founded by Steven L. Aaron in 2002. Mr. Aaron brings a 30-year history in real estate development, property management and construction. Today, the company is a leader and innovator in real estate in the Hudson Valley, responsible for over $60 million of development and construction.
Birchez Associates work with communities to enhance their economic viability, stabilize their neighborhoods and plan affordable housing developments for long term housing that is of the highest quality to serve seniors, working families and veterans. Together with its community, government and investment partners, Birchez has built nearly 400 quality affordable housing units int he Hudson Valley, with 440 units in various stages of development.
An integrated organization with affiliated companies in development, construction and management, the company has grown to include 30 employees populating its headquarters in midtown Kingston, New York. Through in-house experts and skilled consultants, Birchez brings a high level of commitment, ingenuity and integrity to every project. Their construction quality is of the highest caliber and the team has won respect for exemplary design that is energy efficient and sensitive to the environment. Indicative of a company that puts people before profits are the onsite services to improve the quality of life for residents along with above market level amenities. Their property management is hands-on and customer driven and brings a level of maintenance which helps support the company's standards to provide quality of life in affordable housing.
Birchez is known for crafting creative solutions to solve development challenges. As the tax credit market was collapsing in 2008. Mr. Aaron startled many in the affordable housing industry when he put millions of his own money into the deal to keep The Birches at Chambers viable. Other fairly unique financing features include payment of 100% of developer's fee dependent on cash flow and, in the case of The Birches of Chambers, the creation of a sponsor loan to make the financing package work in declining economic conditions.
A determined affordable housing advocate, Mr. Aaron actively strives to raise awareness of housing issues and the need in the Hudson Valley for more high quality residential housing. He serves as a board member of the New York State Association for Affordable Housing and as an executive board member of the Ulster County Housing Consortium. He is actively involved in the Consortium's public awareness campaign for affordable housing and hosted the launch of "Give Housing a Voice" at the Birches at Esopus. Mr. Aaron also was participating member of Dutchess, Ulster and Sullivan Counties Planning Departments' 2009 Regional Housing Study.
The Company is active at both the civic and business level at all its community locations and throughout the region. The company actively sponsors causes related to its endeavors, ranging from the NYSAFAH annual conference, the New York Housing Conference (NYHC) and the National Housing Conference 37th annual awards luncheon and symposium. At The Birches at Esopus, Mr. Aaron hosted former DHCR Commissioner Deborah van Amerongen's presentation of the Equity Fund to regional banks.
Birchez Associates supports the Annual Recognition of Centenarians for the Ulster County Office for the Aging. It has sponsored health and wellness events for seniors both at its communities and in the area. The company is a member of the Hudson Valley Pattern for Progress, the Ulster County Regional Chamber of Commerce, the New Paltz Regional Chamber of Commerce, the Saugerties Chamber of Commerce, the Kingston Uptown Business Association, the Kingston Business Alliance, The Esopus Business Alliance and the Rosendale Chamber of Commerce.
