    Preparing your garden for winter

Autumn has arrived, and winter is fast approaching. Did you move into a new house that has beautiful gardens? If so, there are some garden chores that should be tackled before our cold Ontario winter arrives.

If you have trees on your property, you will be raking up all those falling leaves and likely putting them in those brown ubiquitous yard waste bags. But you can make good use of those leaves instead of sending them to the curb on compost pick up day. Spread a good layer of leaves over your perennial beds, and top with some sturdy pine or spruce boughs to hold them in place.

    A Thanksgiving Move

The smell of wood smoke in the air, chilly autumn nights and Canada Geese preparing to fly south for the winter are sure signs that Thanksgiving is around the corner! Whether you’re planning on hosting a large dinner in your new home, or preparing to sell, there’s a lot to be thankful for in this country we call home.

Moving in autumn is not as commonplace as moving in the spring and summer months. But many people find themselves listing their homes for sale as the weather gets cooler. The reasons for not listing in the warmer months can be as simple as necessity (such as relocation for a job) or choosing not to enter a market where there are a large number of similar properties for sale (as all that competition could lower your final sale price).

If you are selling now, decorate your house for autumn. This will appeal to buyers as it will make your house feel “homey” and welcoming. Buy a few pumpkins and place them strategically around your front porch, nestled in between a couple of potted Mums. Hang a fall-themed wreath on your front door, and ensure you have a clean welcome mat for prospective buyers to wipe their shoes...

Back to School in a New Neighbourhood

Ahhh September. It’s time to go back to school. A new school year brings with it the opportunity of a fresh start. It’s a great chance to really accomplish everything you’ve been meaning to. The first day back to school can be very exciting- but what if you’ve moved and you or your children are starting a new school? Whether you’re starting a new school at the beginning of the school year in September, or half way through the year, that first day back can turn from exciting to intimidating quickly. There are a few things that you can do to help ease this transition.

Before the first day hits, visit the school your children will be attending. If you’ve already moved into your new neighbourhood, you will be close by to their new school, so try and fit in a few visits beforehand. There is usually staff on hand to let you in, but call first to make sure there will be someone there to unlock the doors. If you haven’t moved yet, hopefully at least one visit can take place before their first day. Walk the halls with your kids, get to know the layout. Visit the cafeteria and take a walk outside on the school grounds. This will help to familiarize them to where they will soon be spending a large portion of their days.

Things we Cannot Move and why we Cannot Move Them

Your bags are packed, your entire household tucked away neatly in boxes and ready for the movers to whisk them away to your new home…..but wait! Are there items that movers can’t move for you? The answer is YES!

If you have propane BBQ, remove the tank before your movers arrive as Ontario Movers aren’t allowed to take the tank or the propane that may still be in it. No fuel or flammables can be transported by the moving company. Gas for your lawnmower, mini propane tanks for your camp stove, etc., are all included in this ban. So search your garage for these items and either move them yourself of give them to a neighbour.

Movers are also unable to move equipment which contain liquid, flammables (including matches) or fuel. So be sure to empty out your lawnmower, snow blower...

Moving in a Fast-Paced Real Estate Market

The real estate market in the GTA has exploded, and it just keeps getting hotter. From the expansion of Highway 407 through Durham region and into Clarington, to the expanding Subway and Go train systems, the whole GTA is booming. Unfortunately, a hot real estate market can make it difficult for buyers to actually purchase a home. Here are a few tips to get your foot in the door!

If you don’t have a house to sell- great! Houses are flying off the market in record speeds, and many sellers won’t entertain offers from buyers who still have a house of their own to “unload”. They would rather not risk the sale falling through, and will instead take an offer with no strings attached. And in a market such as this- multiple offers are definitely a reality. So not having a house to sell is great from this perspective. On the other hand, if you do have to sell your home, it is a good idea to do so before you make an offer on that home of your dreams.

    Painting 101

It is widely accepted that a fresh coat of paint is an excellent way to help you to sell your home. After all, it’s one of the most cost effective ways to spruce up your house for sale. Although the task may seem daunting, it truly is a simple DIY project in most cases.

First and foremost, gather your supplies. You will need to have smooth walls to paint, so a patching compound, a putty knife and sandpaper should be on your list for fixing any drywall issues. Head over to your local paint store and see what products are available. Besides the obvious- paint- you will also need a paint roller and enough roller covers for each colour you’re using, unless you plan to wash them out in between jobs (which can be quite messy!) You will, of course, need paint brushes also. One with a slanted top is especially helpful when “cutting in”- a term explained below. Some edging tape makes nice, clean, crisp lines for a professional look. When in doubt, ask an employee where you’re shopping for tips and advice. They have tons of experience with painting and can be a great resource.

    Moving with Pets

How will Fido tolerate a change of address? Here are some things to keep in mind to help the transition during a move a little less stressful on your furry pal (or pals).

If you have pets, your already know what a bundle of personality they encompass. Some are quiet; some are bouncing at everyone they meet. Some are easy going, while others find any slight change in routine difficult. Whether or not you feel your pet(s) may take the move in stride, it’s wise to make things a little easier on them when moving. After all, there aren’t many other changes in their lives bigger than moving to an entirely new home.
After you have purchased your new home, but before the movers are loading the moving van, take some time to visit what will soon be your new neighbourhood. Go for a few leisurely walks with your pets in what will be your new area during the weeks leading up to your move. Let your dog, cat, or whatever pets you can leash get some good sniffs in around their new front yard and street. Do this a few times in advance before your big moving day so your pets can familiarize themselves with their new neighbourhood.

Are you ready for your Open House?

You’ve made the enormous decision- it’s time to move. You’ve found a real estate agent and begun researching moving companies. Of course, you want to get as much foot traffic through your home as possible to increase your chance of selling for the biggest return. So is your home open house ready? Here are a few handy tips to help whip your house into the best shape possible before the world walks through your door.

Clean, clean and clean some more. This is paramount. If prospective buyers feel like your house is dirty, it will leave a poor impression on them. They may wonder if it’s been neglected and bigger problems lie underneath the dirty surface (mould? Insects?). Be vigilant and clean everywhere, as people will be looking in your shower, your oven, and under your sink- and everywhere in between!

Perennial Gardening in your New Home

Caring for perennial gardens is a challenging and rewarding adventure! Once you have moved into your new home, take a peek around your property and see what you’re dealing with. There may be no gardens at all, in which case you might consider adding one to your grounds. More likely, though, there will be at least one already established. What shape it’s in will be a mystery until you get digging and see what you’re dealing with.

If your new-to-you garden has been neglected, start the job of removing all weeds. Some people find this tedious; others, therapeutic. Once you’ve cleared all the weeds away, you can begin identifying what (if any) perennials in the garden are worth saving. Try identifying the leftover plants by researching in books and on gardening websites. Garden centres are also great resources when trying to figure out what you’ve got growing. If you’re unsure about a plant’s identity, consider leaving it in place until next year. You may be pleasantly surprised with its performance, and if it blooms, you may have a better chance at figuring out its species then.

Amend the garden soil by adding rich compost and some peat moss and fresh...
